SCHEDULE:

Mondays through Fridays 7:00am to 3:00pm, and on-call as needed

STARTING SALARY:

$66,000 to $70,000 per year

QUALIFICATIONS: High school diploma/GED. Three years of progressive experience in facilities management or project management in a construction field with basic knowledge of plumbing, electrical, HVAC, etc. A valid driver license and clean driving record. Bachelor's degree in business, management, project management, facilities management or related field and previous supervisory experience preferred.

JOB RESPONSIBILITIES:

· Coordinate the management of all PEACE, Inc., facilities and ensure that all buildings that are owned, rented, or managed by the Agency are in compliance with all applicable federal, state and local codes, rules, procedures, standards, and regulations.

· Negotiate all leases for space occupied by PEACE, Inc., programs and develop and maintain a reliable system for tracking and documenting leases and agreements for agency leased facilities.

· Communicate and negotiate with lessors to facilitate minor and major repairs relating to overall condition and operation of facilities, both interior and exterior, for buildings leased by PEACE Inc.

· Coordinate contracted building services, such as snow and trash removal.

· Supervise maintenance department to ensure all facilities housing PEACE Inc., programs are maintained (interior and exterior) and all codes and standards are adhered to when renovations are made and/or when new space is designed.

· Work with designated architect(s)/engineers/contractors and Maintenance Department to ensure all contracted work conforms to established specifications and that invoices are paid according to contract specifications.

· Arrange for all building site inspections (ie. elevator inspections) in all PEACE Inc., buildings, working with all regulatory officials to provide a safe and healthy environment for staff and clients.

· Ensure all life safety requirements (ie. alarm systems, fire extinguishers, etc.) are inspected and operating correctly at all times.

· Serve as primary safety professional for the Agency; chair safety committee.

· Ensure compliance with all components of OSHA Hazard Communication Program and Control of Hazardous Energy (Lockout/Tag out); including training, documentation, communication, etc.

· Maintain proficiency with necessary technology systems (i.e. work order, timekeeping, etc.)

· Work with program directors and accountant(s) to ensure that facilities improvements are submitted to the appropriate government offices, as needed, for available funding.

· Prepare/maintain projected capital improvement plan for the Agency; utilizing/updating the comprehensive facilities assessment.

· Annually prepare and submit property tax exemption paperwork for Agency owned properties.

· Prepare budget plans and track costs in relation to facilities projects.

· Be knowledgeable of all relevant NYS building codes, OSHA rules and regulations, NYS Office of Child and Family Services Day Care Regulations and federal Head Start Performance Standards; Ensure maintenance and custodial staff are trained and knowledgeable, as appropriate.

· Maintain a working relationship with all site supervisors/coordinators as the primary point of contact for facility related issues and concerns.

· Obtain bids/quotes as directed by Agency policies and procedures.

· Respond to facilities related emergencies, including nights, weekends and holidays, as needed.
